Before you start
Open a window while using deglosser and wear gloves; it is a solvent. Old trim can have lead paint, so test before sanding in a house built before 1978.

Scrape out any cracked old caulk and fill the nail holes with wood filler.
Sand the trim lightly or wipe it with deglosser so the new paint grips.
Run a thin bead of caulk along every joint between trim and wall, and smooth it with a wet finger.
Tape the wall and floor edges once the caulk is dry to the touch.
Brush on two thin coats, following the grain, and pull the tape before the last one hardens.
